September 2026 Calgary Real Estate Market Update
Calgary’s real estate market is heading into fall with more balance, more inventory and more opportunity for buyers to be selective. However, market conditions continue to vary significantly depending on the type of property, price range and community.
August activity showed a slower pace for both sales and new listings compared with the same time last year. As inventory remained elevated, buyers gained more choice and more time to make informed decisions, particularly in the condo and townhome segments.
Calgary Market At A Glance
- 1,660 homes sold in August, down 16% compared with August 2025.
- 3,141 new listings came onto the market, down nearly 10% year over year.
- Active inventory reached 6,509 homes.
- Months of supply increased to nearly four months, signalling more balanced conditions across much of Calgary.
- Calgary’s total residential benchmark price was $569,800, holding relatively steady compared with July and down 1% from last August.
The overall market is no longer moving at the same fast pace Calgary experienced during the tightest seller-market conditions. Buyers have more listings to compare, while sellers need to be more strategic about price, preparation and marketing.
What Buyers Should Know
For buyers, this market creates more room to make thoughtful decisions.
There is generally more time to view homes, compare options and complete proper due diligence before writing an offer. In many situations, buyers may also have greater flexibility to negotiate on price, possession dates, inclusions or conditions.
That said, well-priced detached and semi-detached homes in desirable Calgary neighbourhoods can still attract strong interest. Buyers should be ready to act when the right property appears, especially in areas where inventory remains tighter.
Condo and townhome buyers may find the most opportunities this fall. Higher inventory levels are giving buyers more choice, and some sellers may be more open to negotiation, particularly when a listing has been on the market for a longer period.
What Sellers Should Know
Sellers can still achieve excellent results in Calgary’s market, but success depends on how well a home is positioned against the competition.
Today’s buyers are paying close attention to condition, location, layout, upgrades and value relative to other available homes. A home that is priced too aggressively or not properly prepared may take longer to sell or require price adjustments.

- Detached-home sales totalled 875 in August, while new listings reached 1,635.
- The detached benchmark price was $744,300, relatively unchanged from July and down 1% year over year.
- Supply remained below three months in the North West, West, South and South East districts.
- Supply was higher in the North and North East, creating more buyer choice and softer conditions in those areas.
- The semi-detached benchmark price was $690,500, holding steady from July and sitting nearly 1% higher than August 2025.
The key takeaway for buyers and sellers is that location matters. A detached or semi-detached home in a high-demand community may perform very differently from a similar home elsewhere in Calgary.
Townhomes And Condos
Townhomes and apartment condos are offering some of the best opportunities for buyers right now.
Row-home supply remained near four months in August, and the benchmark price declined to $415,200. This was down nearly 1% from July and 5% from the same period last year.
Apartment condos continue to be the most buyer-friendly segment of Calgary’s resale market. With nearly six months of supply, buyers have more properties to consider and may have greater negotiating power. The apartment benchmark price was $295,400, down nearly 1% from July and 8% from last year.
For first-time buyers, downsizers and investors, this can create an opportunity to evaluate location, building quality, condo fees, reserve-fund health and long-term resale potential without feeling pressured into a rushed decision.

There is no single answer to whether it is a buyer’s market or seller’s market in Calgary right now.
Detached and semi-detached homes in sought-after communities can remain competitive and balanced. Townhomes offer growing choice. Apartment condos are giving buyers the most flexibility.
